Large 2 bed flat with a great friend who is fairly unreliable and in a bit of debt (below £1000) versus house share (fucking massive house with three kitchens and bathrooms though) with four people I've never met. Flat works out at around 75% of the price if we include bills, but is about 45 mins further from work. Both are easily affordable. House is fully furnished, flat isn't. Although I'd only really need to buy carpets, curtains and a dryer. House has much faster internet, but I have no idea how much bandwidth the other folk'll be eating up. Any advice?

under £1000 is not debt, assuming your friend is employed. you can work the reliability out between yourselves since you actually know each other, something whose lack of will completely fuck you over in case of the house share should you happen to find someone of his nature there
besides, it looks like it won't be a huge investment and you'll get to keep the stuff in case you need them in your next flat/whereever you move. go with the flat.

Friend is not employed, but in receipt of disability benefits. The house share is on a single tenancy basis, so I wouldn't need to worry about other people paying their rent or not. My prime concern about the house share is the possibility of an arsehole infestation.

Ask yourself if you really want to spend an extra hour and a half a day in transit.

You might also keep looking. It's nice to share a place with a friend, but personally I dislike driving and an extra 45 minutes each way seems like a lot to me. Especially if the money saved on the rental is eaten up by petrol and furnishing costs.

I say do the house share. People often underestimate commute times and how much stress results from sitting in traffic, day in, day out.

45 minutes by car or by bike? The first would be stressfull and a minus, while the second would be a plus point if you ask me.

Ahh see, I personally don't mind a moderately long commute on a train, it gives me time to read a book or work on something.
