I got a really good spot, it has a magma pipe, a river (no carp), a bunch of murky pools, doesn't freeze, flux, tons of trees, not that many creatures when I played (Except for a couple of sturgeons, an annoying alligator, and a few others), it's a marsh or swamp, I forget which, warm temperature, overall it has everything you could want, except for a chasm or bottomless pit, I don't know about HFS, didn't bother to check.
Now, this spot is on a FLAT area, except for a single tiny hill in the bottom-left corner, so i recommend going off of that, careful because the pipe is just north of it, don't dig into it, (i dug down into it but I walled it off before the stuff came.)

Now, search for:
Magma pipe yes
low elevation
medium temperature
medium rain
aquifer no
flux yes
Follow this, and you should get it, I believe it's in the west, near the ocean, but I'm not sure.

Not sure about gobbos, haven't gotten that far yet.
As for elves, a caravan comes along every so often, and they get trapped :)

Hmm. I got a 'hot' marsh and it's more north-east of the ocean.

Try searching for medium temperature too.
